question - How much does it cost?

answer - Planning Permission fee to the local authority is approximately £145.00.

Building Warrant fee varies between £100.00 to £600.00 based on the value of the works. The table of fees can be found on your local authorities web, see our links page.

Drawing fees for all permissions including structural report varies from £600.00 to £1500 depending on the size of your development.

These figures are for guidance only and may vary depending on degree of complexity, location and other factors.

question - How Long does it take?

answer - Planning permission can take between 4 and 8 weeks subject to local authority cooperation.

Building warrant can take between 3 and 6 weeks subject to local authority cooperation.

Construction of a house extension to the value of £50,000 could take between 5 and 8 weeks. If you want to start work in the summer months ensure you contact us well in advance.

question - Do I need planning permission?

answer - Not all extensions require planning permission; refer to your local authority’s web page via the link on our web site to establish the extent of permitted development. Some authorities will allow an extension of less than 16 square metres without planning permission. A building warrant will still be required. Our fees will be reduced accordingly.

question - Do you only do house extensions?

answer - No we do all types of work, from a basic internal alteration to a complete new build Grand Design. We will do garages, garage conversions and attic conversions.
